Central Florida Real Estate Market Update – February ’10

Take a look at the February 2010 Central Florida Real Estate Market Update provided by Orlando Regional Realtor Association (ORRA).  January 2010 home sales were up nearly 66% over January 2009.  However January 2010 median home prices were down 14.17% compared to December 2009.  Much of this was contributed by the many condo units that are selling for less than $50,000.  The median price for ‘Normal’ sales, (non foreclosures and non short sale), is $169,990.  This is a decrease of only .02% from December 2009.  Overall, our area median price was down 30% compared to January 2009, but Pending sales are still strong and the number of homes on the market is still nearly 30% lower compared to January 2009 numbers.
